Seller Pitfalls to Avoid

I’ve written several posts about how good the housing market is for sellers right now (especially in Central Ohio), but there are still things sellers need to remember if they want their home to be one that gets an offer on the first day.

Pricing your home correctly will help bring in fast and serious offers. Look at comparable homes and their selling prices to see where your home fits. Your real estate agent is an expert at pricing, so they’ll know the best listing price for your home. If your home is overpriced when it hits the market, you’re going to miss out on potential buyers.

It’s also important to keep curb appeal in mind. The exterior is a buyer’s first impression of your home, so take the time to make sure that your home’s front yard looks great. Trim bushes, pull weeds and dead plants, and keep the lawn mowed.

Make sure that the improvements you’re making on your home have a high return on investment (ROI). I cannot stress how important it is to do your research before making any major changes to your home. Not all upgrades or renovations will pay off and you could end up making your home too tailored to your tastes, which can be off-putting for a buyer.

It’s a seller’s market, but if you want a fast sale, make sure you’re doing everything you can to be the best seller possible.
