Choosing the right real estate agent can be a challenging task, especially when there are so many seemingly qualified agents available. It’s important to connect with someone professional and experienced who will look out for you and your buying and/or selling needs.
Whether you’re just starting your search or if you’re down to the last two choices, here are a few tips on how to choose the perfect agent to work with:
1. Research agents online.
An established and professional agent should have a completed website with a bio and their current listings. Be sure to look and see if they’re on any social media sites, too. While it’s important to find an agent who will sell your home quickly, it’s also important to make sure that they’re someone who you’ll get along with, and you can often find that out by checking out their presence on other sites.
Look at any online reviews that you can find to see if any past clients have positive or negative things to say about them. Review their other listings to see if the homes that they sell are similar to yours, and see what they’re doing to market those homes online.
An agent’s online personality can give you a glimpse at the type of agent they are and whether or not they’re up-to-date with technology and online marketing.
2. Do some legwork.
Look around your neighborhood, and see whose marketing materials you can easily find. If there are any open houses in your area, stop by and see how the agent interacts with potential buyers and how they present the homes that they’re selling.
3. Interview potential agents.
Doing online research and looking at marketing materials is a good way to start, but it’s important to meet your potential agent and see if you connect in a one-on-one setting. That will also allow you to ask them important questions about how they work and to make sure that they are willing to do whatever they can to either find you a home to buy or to sell yours quickly.
4. Ask around.
Friends and family members who have dealt with agents in the past might have recommendations for great agents. A personal recommendation is a good indication that the agent is going to work hard and that you’ll be pleased with the results.
5. Check credentials.
Looking at a real estate agent’s credentials is an easy way to see what they’ve been trained in and will excel at. Although I’ve listed it last, making sure that they have the appropriate credentials is one of the most crucial steps to take when looking for an agent.
A few common credentials are:
- REALTOR®: They’re a member of the National Association of Realtors, and they abide by a strict Code of Ethics and Standards of Practice.
- CRS (Certified Residential Specialist): They’ve completed advanced professional training and demonstrated outstanding professional achievement in residential real estate.
- CSP (Certified New Home Sales Professional): They’ve completed advanced training for selling new homes.
- ASP (Accredited Staging Professional): They’ve completed training in home staging for real estate.
- CRP (Certified Relocation Professional): They’ve completed advanced training in relocation services. (If you are relocating for a job with help from your corporate office, you’re probably going to need an agent with certain relocation certifications and affiliations.)
If you’re selling your home, the perfect agent will help you price it correctly, market it efficiently, provide you with feedback, and help you negotiate to get the price that you want. If you’re buying a home, the perfect agent will help you narrow down your options to find a home that suits your needs, take time to show you those homes, and help you negotiate to pay a fair price.
